Mechanical Services Manager – Coventry | Permanent | Full Time


Salary: £40,000‑£46,000 per annum (potential for flexibility depending on experience)
Hours: 8:30 am‑5:00 pm (flexible to 8:00 am‑4:30 pm)
Location: Coventry (with ad hoc travel to two other sites, with no requirement to use own transport)


The Opportunity

My client is seeking an experienced Mechanical Services Manager to take ownership of mechanical maintenance across their site and a small number of remote sites. This is a varied, hands‑on management role where no two days are the same. You'll be responsible for keeping critical mechanical services running safely, compliantly, and efficiently – from heating and ventilation to water and gas systems – while leading a small in‑house team of Technicians and managing specialist contractors.


My is open to candidates across all industries (education would be beneficial but not essential) and welcomes those who have progressed through the ranks in facilities, estates, or building services environments.


What You'll Be Doing

  • Managing reactive and planned mechanical maintenance across the site
  • Leading and coordinating an in‑house team of Mechanical Technicians
  • Allocating work via the CAFM system (training provided)
  • Acting as the technical lead for mechanical issues – diagnosing problems and deciding whether work is completed in‑house or escalated to contractors
  • Managing and reviewing contractor performance, contracts, KPIs, and renewals
  • Reviewing service reports and quotations, identifying what's essential vs. advisory
  • Working closely with the Compliance Team on statutory maintenance, audits, and remedial actions
  • Feeding technical input into Health & Safety, including Gas Safety and Legionella
  • Supporting small mechanical projects and minor adaptations
  • Taking a forward‑looking, strategic view of asset lifecycles and future maintenance needs
  • Being visible – this is office‑based but not desk‑bound, with hands‑on involvement when required

What We're Looking For

This role requires a genuine mechanical or building services background – applicants without relevant qualifications will not be considered.


Essential

  • HNC / HND in Building Services, Mechanical Engineering, or Hard FM
  • Proven experience managing mechanical maintenance in a complex estate
  • Strong knowledge of heating, ventilation, water, and gas systems
  • Experience managing contractors and reviewing technical reports
  • Understanding of statutory compliance and H&S responsibilities
  • People management experience
  • Confident using FM / CAFM systems
  • Full UK driving licence

Desirable

  • Degree in Building Services or related discipline
  • Knowledge of district heating systems and SFG20
  • Experience in large or multi‑site organisations
  • Planon or Agresso experience
