Job Title: Estates Manager - Mechanical

Location: UB2

Type: Permanent

Salary: £47,810 (Band 7)

Timings: Monday to Friday, 8:00 to 16:30

Job Purpose:

To manage, oversee and deliver the effective installation, maintenance and safe operation of all mechanical systems across the estate. The role requires strong technical expertise in mechanical engineering disciplines such as water safety, ventilation, heating, and medical gases. The Estates Manager will lead both in-house staff and external contractors, ensuring compliance with statutory regulations, Health & Safety requirements, and client's Estates standards.

Key Responsibilities:
  • Lead the management, delivery, and oversight of all mechanical systems, including ventilation, water safety, heating, and medical gas installations.
  • Act as the Authorised Person (AP) for a mechanical engineering discipline, ensuring compliance with regulations and safe systems of work.
  • Manage a team of in-house staff and external contractors, ensuring services are delivered to a high standard and within set timescales.
  • Oversee the management of Health & Safety (H&S), risk assessments, and statutory compliance within mechanical services.
  • Ensure full compliance with client's Estates maintenance standards, including adherence to HTMs (Health Technical Memoranda) and HBNs (Health Building Notes).
  • Monitor and maintain water safety and ventilation systems in line with legislative and guidance requirements.
  • Deliver effective problem-solving for a wide range of mechanical issues, working to tight deadlines and under pressure.
  • Support planning, development and delivery of estates (Hard FM) maintenance activities across the site.
  • Maintain accurate records, reporting and ensuring statutory inspections and certifications are up to date.
  • Ensure compliance with financial, operational and strategic objectives within the estates function.
  • Provide strong leadership, interpersonal and team-working skills to motivate and support colleagues.
  • Participate in the on-call rota to provide out-of-hours estates support when required.
Qualifications & Experience:
  • Degree or HND in Mechanical Engineering, specialized in a relevant discipline (e.g. ventilation, water safety, heating).
  • Significant experience in managing mechanical services contractors and in-house staff.
  • Proven track record of delivering mechanical installation and maintenance services.
  • Experience working with similar Estates or a healthcare estates environment.
  • Authorized Person (AP) for a mechanical discipline such as water, heating, or medical gases.
  • Demonstrable experience in managing H&S and risk within the mechanical engineering field.
Knowledge & Skills:
  • Strong knowledge of estates (Hard FM) maintenance activities.
  • Familiarity with HTMs and HBNs, particularly relating to water safety and ventilation systems.
  • Computer literate with excellent verbal and written communication skills.
  • Strong problem-solving skills with the ability to manage a range of mechanical issues effectively.
  • Ability to work under pressure and to tight deadlines.
  • Strong leadership, team management, and interpersonal skills.
Other Requirements:
  • 5 days site-based (Monday to Friday, 8:00 to 16:30).
  • Current valid driving licence (manual and automatic).
  • Participation in the estates on-call rota is required.
