Role Overview

To oversee and manage mechanical maintenance and reactive/remedial activities within FM Operations team in NI, ensuring compliance with safety standards, statutory regulations, and client requirements. The role includes supervising mechanical team, coordinating planned and reactive maintenance, and ensuring high-quality service delivery.


Operational Supervision

  • Manage day-to-day activities of mechanical team consisting of Plumbers, Gas and Oil Engineers.
  • Ensure all electrical work complies with relevant legislation.
  • Oversee planned preventative maintenance (PPM), reactive/remedial repairs, and statutory inspections.

Compliance & Safety

  • Manage the processes for Gas Safe and OFTEC and all other required operating standards.
  • Conduct site audits and inspections to ensure safety and quality standards.
  • Investigate incidents and produce reports with corrective actions.

Team Leadership

  • Provide technical guidance to staff and apprentices.
  • Conduct performance reviews and identify training needs.
  • Maintain effective communication within the team.
  • Engage with the H&J Martin Academy.
  • Work alongside the admin and scheduling teams to maximise efficiencies and delivery of tasks.

Resource Management

  • Coordinate with scheduler to ensure resource availability.
  • Monitor and manage productivity of the team.
  • Review and ensure accurate documentation (e.g., PPM SVRs).
  • Monitor material specifications and availability for scheduled works.

Systems & Reporting

  • Use CAFM systems to plan, allocate, and track work.
  • Maintain accurate records for compliance and performance monitoring.
  • Ensure all remedial works are captured and processed.

Customer Service & Communication

  • Deliver excellent service while protecting the organisation's commercial interests.
  • Liaise with clients and stakeholders to ensure satisfaction and resolve issues.

What You'll Bring
Essential Skills & Experience Required

  • NVQ Level 3 or equivalent in Mechanical Engineering, Plumbing, or Heating.
  • Background in facilities management, building services, or estates maintenance.
  • Strong leadership and communication skills.
  • Proficient in Microsoft Office and experience using CAFM systems.
  • Understanding of service level agreements (SLAs), key performance indicators (KPIs), and compliance requirements.

Desired Skills & Experience Required

  • SMSTS or SSSTS certification.
  • Previous experience with Gas Safe and Oftec accreditation process.
