Emtec Building Services North is strengthening its pre‑construction team as new projects mobilise and our secured pipeline of work continues to grow across the region. As part of this continued expansion, we’re looking for an experienced Mechanical Estimator to join our Leeds team.


This is a key role where you’ll take ownership of mechanical estimating from early design and pre‑construction through to tender submission. Working closely with pre‑construction, commercial and delivery teams, you’ll produce accurate, competitive cost estimates, engage with the supply chain, and support the successful conversion of opportunities into live projects, playing an important part in shaping our expanding presence in the North.


Emtec Building Services is a leading M&E contractor delivering end‑to‑end mechanical and electrical solutions across commercial, industrial, and public sector projects, from early design and pre‑construction through to installation, commissioning, and ongoing support.


The Role

As Mechanical Estimator, you’ll play a key role within our pre‑construction team supporting business development and tender activity by preparing accurate, competitive, and well‑considered electrical estimates that underpin successful project delivery and sustainable growth.


What You’ll Be Doing:

  • Supporting the approvals process and ensuring all estimates align with company procedures.


  • Preparing detailed, analytical mechanical cost estimates within agreed timescales.


  • Playing an active role in risk identification and assessment across all bids.


  • Ensuring all tenders are fully reviewed by the Estimating Lead or Directors.


  • Developing and maintaining a robust library of estimating outputs and pricing data.


  • Assisting with bid preparation across the wider business when required.


  • Acting as Bid Manager on tenders, depending on value and complexity.


  • Leading and contributing to the preparation and submission of estimates and tenders.


  • Applying your technical expertise to deliver accurate, high‑quality submissions.


  • Bringing forward ideas and solutions to support ongoing business development activity.



What You’ll Bring

  • Previous experience in a similar Mechanical Estimator role within an M&E / Building Services environment.


  • Strong ability to produce accurate and detailed mechanical services cost estimates.


  • Confident reading and interpreting construction drawings, specifications, and schedules.


  • Solid knowledge of mechanical installations and construction methods.


  • Experience evaluating subcontractor and supplier bids.


  • Skilled in producing project budgets, cost plans, and tender breakdowns.


  • Proficient in Microsoft Office and estimating software (e.g. Trimble or similar).
